Mantto is a property operations platform that replaces manual inspection workflows with AI-assisted inventories, maintenance requests, and traceable reporting — all through a mobile browser, no app install required.
The Idea
Property managers and real estate operators were spending 4+ hours per property inventory using clipboards, spreadsheets, and separate camera apps. Findings were manually transcribed into reports, maintenance requests required duplicate data entry, and there was no audit trail connecting inspection evidence to resolved issues. The team behind Mantto saw an opportunity to collapse this entire workflow into a single browser-based tool powered by AI.
The Execution
Built as a Laravel-based platform with a mobile-first browser interface:
- Magic-link access — inspectors open the tool directly in their mobile browser; no app download or account setup needed
- AI-assisted inspections — the system proposes findings, transcribes observations, and frames photographic evidence automatically
- One-click maintenance requests — findings from inspections convert directly into structured maintenance requests without re-entry
- Traceable PDF reports — generated with digital signatures and full evidence chain for legal and compliance requirements
- Notification routing — automated WhatsApp and email notifications to property managers, owners, and tenants based on event type
- Analytics and API — tiered access to portfolio analytics and integration API for enterprise clients
The Impact
According to Mantto’s product metrics:
- Inventory time reduced by 70% — from approximately 4 hours to under 1 hour per property
- Zero app installs required — the browser-first approach eliminated adoption friction for field teams
- 100% traceability — every finding links to its source inspection, evidence photos, and resolution status
The platform demonstrates how AI integration into an existing operational workflow (property inspection) can eliminate manual steps without requiring users to change how they work — inspectors still walk properties and take photos, but the system handles transcription, classification, and routing automatically.
